Just beyond Monaco's borders, a handful of French communes offer what the Principality cannot always provide: space, gardens, open views and a genuine village life, only minutes from the Rock. Choosing between Beausoleil, Cap-d'Ail, Roquebrune-Cap-Martin, Èze and La Turbie is not a matter of ranking, but of lifestyle. Here is how these locations genuinely differ.
Beausoleil: Monaco on foot
Beausoleil is the commune most directly connected to Monaco — the border is often at the end of the street. The market is essentially made of apartments, from handsome Belle Époque buildings to contemporary residences with terraces and views over the sea or the Principality.
It is the natural choice for those working in Monaco, for families who want to remain close to Monegasque services, and for investors looking for a property that is easily occupied all year round. The town is vertical: orientation, floor level, lift and parking make a decisive difference in both comfort and value.
Cap-d'Ail: the sea, the calm and immediate proximity
Cap-d'Ail combines almost immediate access to Monaco with a distinctly seaside atmosphere. Coastal paths, beaches, coves and private parks create a quieter setting, entirely turned towards the water.
The offer is more varied here: apartments in secure residences with swimming pools, discreet waterfront villas, hillside properties with gardens. Buyers typically look for a balance between professional life in Monaco and a true Mediterranean way of living, with access to the sea often the deciding factor.
Roquebrune-Cap-Martin: between the cape and the village
Roquebrune-Cap-Martin is perhaps the most varied of these communes. Cap-Martin itself, with its large wooded estates and pine groves, embodies a discreet and highly sought-after elegance. The perched medieval village offers character, stone houses and spectacular views. Along the shore, around Carnolès and Le Cabbé, bright apartments open onto terraces and beach access.
It is a genuine primary-residence choice, favoured by families and by buyers who want a garden, generous outdoor space and a calmer pace, while remaining a short drive from both Monaco and Menton.
Èze: views, silence and character
Èze is lived from above. The perched village, one of the most photographed on the Côte d'Azur, overlooks the sea, while the residential districts between Èze-sur-Mer and the Moyenne Corniche offer villas with exceptional panoramic views, frequently on substantial plots.
Èze appeals to buyers who value privacy, nature and the quality of the view over immediate access to shops. A car is essential, yet Monaco remains quickly reachable along the corniche. It suits a residence of character, whether principal or seasonal.
La Turbie: space and altitude
Set above the Principality, La Turbie offers a cooler climate, an authentic Provençal village and a distinctive light. Properties here are often family houses, villas with gardens or stone-built homes, in a preserved and unhurried environment.
It is the choice of buyers who want space, outdoor living and a village with schools, a market and everyday shops, while staying only a few minutes' drive from Monaco.
Buying in Monaco or buying in France?
The question cannot be reduced to a price comparison. It is, above all, a decision about how and where you want to live.
Buying in the Principality means choosing a highly secure urban environment, exceptional services and a Monaco address, with a market composed essentially of apartments and limited by the size of the territory.
Buying in France, at Monaco's doorstep, generally means access to more floor area, gardens, terraces, swimming pools and often more open views, while keeping the Principality within daily reach.
Beyond this, questions of residence, taxation and personal status vary considerably according to nationality, family and professional circumstances.
